Common Purpose Property were appointed as the tenants surveyor to resolve a complex rent review dispute for Yummies Film Catering Limited, tenants of Unit 17 & The Yard at Heston Industrial Mall, Hounslow. The landlord proposed a substantial rent increase, which was challenged through rigorous market analysis, lease review, and evidence-based negotiation. The project required expert navigation of lease provisions, statutory requirements, and local market dynamics to achieve a fair outcome for the client.
Outcome
Achieved a fair rent determination: The review concluded that the landlord’s proposed rent new rent of £130,000 was double the passing rent and considered excessive. The open market rental value was determined at £88,704 p.a., with a recommended negotiation range of £87,000–£92,000 p.a. This evidence-based approach enabled the client to agree a significantly lower rent, one that aligned with market conditions and lease terms.
